深圳经济特区住宅基准地价空间分布特征与影响要素分析

THE RESEARCH ON SPATIAL DISTRIBUTION OF THE RESIDENTIAL STANDARD PRICE IN ShENZHEN SPECIAL ECONOMY ZONE

  • 摘要: 针对深圳经济特区住宅基准地价空间分布特征专业性研究较少的现实,在调查获取大量真实住宅基准地价样本点数据的基础上,通过建立能够准确反映实地情况的基准地价空间分布模型,得到住宅地价总体空间分布特征数据,并对深圳经济特区的地价空间分布特征与影响要素进行了分析.在地价原始数据处理过程中,为保证生成模型的准确性和客观性,首先通过探索性空间数据分析(ESDA)确定各区地价数据的总体分布特征,然后选择合适的插值方法生成住宅地价空间分布模型.地价影响要素则分为自然和社会经济2个方面进行分析

     

    Abstract: The residential standard price of Shenzhen Special Economy Zone is investigated. On base of plenty of sample residential standard price data, a spatial model is build which can reflect the status of the land price. Then the spatial character and influence factor of residential standard price in Shenzhen Special Economy Zone was analyzed. In order to make sure that the model is accurate and impersonal, first the total distribution character was checked using the ESDA method, and then the spatial model was build relying on proper spatial interpolation method. Finally the effecting factors of the land price was analyzed from the natural and social aspects.
