地铁站点周边的商业集聚及其影响因素

  • 摘要: 选取广州地铁3个代表性站点,基于实地调研与空间分析方法对比其商业集聚的共性与差异,并通过对商家的问卷调查分析其影响因素.研究发现:地铁站周边商业网点以快速消费型为集聚主体,网点的空间分布不均,呈明显的圈层状结构,不同站点商业网点的集聚强度和共功能结构有所差别,可分为散布型、孤点型和聚合型等3种形态.商业属性、商家集聚效益和地铁的诱导是地铁站商业集聚呈现出共性的影响因素,依附商圈的发展差异、道路体系差异与地铁效应的差异是地铁商业集聚呈现差异的主要因素.

     

    Abstract: Three typical subway stations of Guangzhou Metro are chosen as research objects in this research. Based on the field research and spatial analysis methods, three cases to find the similar and the opposite points of them are compared and the influencing factors are analyzed with questionaires. It is found that the commercial agglomeration nearby subway stations is mainly of rapid consumption, and the spatial distribution of outlets is uneven, presenting clear circle structure. The aggregation intensity and function structure of the outlets nearby stations are different, divided into three types: scattered, isolated point and aggregation. Commercial property, commercial agglomeration benefits and the induction of subway station are the influencing factors of common features. The attaching business district of different time, the difference of the road systems and the difference of subway effects are the main reasons for the subway commercial pattern differences.
